AY Developers is working with Town Planning Consultancy, Berrys, to progress the development above.  Both parties place a great deal of importance on engaging with residents and stakeholders to ensure the development delivers the best possible outcome.  We have recently submitted a full planning application to Adur District Council and would love to hear from you concerning any questions you may have or information you would like to share.

We have taken great care to ensure our proposed development is right for the site.  Our submission is, therefore, supported by a raft of specialist reports.  These cover ecology, flood risk, drainage design, access and landscaping, which we have submitted alongside our site layout and floorplans.  As well as providing much-needed housing, we are confident our development will create a much-improved habitat and will help resolve the existing risk of flooding to nearby properties along Old Shoreham Road.

Particular benefits include:

  • A biodiversity net gain plan which provides a 69% increase in habitat units, a 16% increase in hedgerow units, and a 28% increase in watercourse units.
  • Protection for existing species and enhancements to their habitat which will be protected for the long term through legally-binding management plans.
  • Drainage infrastructure which will both protect the proposed houses from flood risk and reduce the flood risk to existing properties along Old Shoreham Road.
  • Bespoke-designed homes which will be energy efficient beyond the requirements set by Building Regulations.
  • Nine new houses on a site which has already been earmarked for development through the Adur District Local Plan.
