26 and 26a Broad Street.

Berrys were instructed as Heritage Consultants and Building Suveyors undertaking the contract administrator for the repairs including replacement windows to 26 and 26A Broad Street where the owner had obtained funding from Herefordshire Council and Historic England as part of the Leominster’s High Street Heritage Action Zone.

How We Approached It

The property is Grade II listed the heart of the Leominster Conservation Area. The building is thought to have been a former inn, constructed in the mid to late-C18, possibly containing an older building at its core. The building was extended to in the mid C19 and in the 1950’s converted to use as a shop and is now used as offices and flats.

Having understood the evolution of the building, we then worked with our team of building surveyors to assess what repair works needed undertaking.  This included some remedial works as well as more cosmetic works to reinstate historic features including the parapet roof which had been a later addition, the render and the later Victorian sashes which were not only in a poor state of disrepair but would enhance the character of both the building and the street.

How We Achieved It

We prepared detailed drawings and a full Listed Building Consent and supported our Building Consultancy team in their preparation of a specification in readiness for a competitive tender in accordance with the grant agreement that the owner had with the Local Authority. Once Listed Building Consent had been approved, we then answered any queries when our building surveyors were managing the contract on site with a competent heritage contractor.
