Berrys were instructed to undertake a Level 3 pre-acquisition building survey on School House, a three-bedroom residential dwelling on the outskirts of Shrewsbury.
The purpose of this survey was to help the client make a reasoned and informed decision about purchasing the property and what potential repairs, maintenance or upgrades could be anticipated upon occupation.
The survey included a thorough inspection, inside and outside of the property, recording the construction and defects that were evident. It covered all structural elements (walls, floors, roof, chimneys etc.) as well as a cursory inspection of services and a walkover inspection of the grounds.
A detailed report was produced where weathered and recessed mortar pointing, slipped and damaged clay roof tiles, defective flashing details and spalled masonry were amongst the defects identified.
Within the report, further information regarding the property’s energy performance, planning and environmental matters, issues to raise with legal advisors, as well as potential risks to the property and occupants were also summarised for the client’s benefit.
