Berrys successfully agreed the sale of a prime commercial development site located on the western roundabout of the Newtown Bypass, Newtown, Powys. Extending to approximately 3.3 acres, the site benefitted from outline planning consent for a multi-use roadside scheme and attracted strong interest from national and regional operators. The property received large volumes of interest and sold for £1,850,000 in October 2024 to EG On The Move.


How We Approached The Project

Outline planning permission was secured for a comprehensive commercial scheme including:

  • A Petrol Filling Station (approx. 500 sq m)
  • A Drive-Thru Coffee Shop (approx. 200 sq m)
  • A Two-Storey Public House & Restaurant (approx. 400 sq m)
  • A Four-Storey Hotel (approx. 500 sq m footprint)
  • A single access point off Llanidloes Road

This mix of uses was designed to meet the growing demand for roadside amenities in the area, particularly given the limited offer at nearby Mochdre Industrial Estate and the adjacent holiday park.


How We Achieved The Project

Berrys launched a targeted campaign to national and regional operators, highlighting the site’s planning status, strategic location and commercial potential. The campaign generated significant interest, concluding in a sale agreed at £1,850,000 to EG On The Move.

The agreed sale reflects the strength of demand for roadside development opportunities in well-connected regional locations.
