Berrys were instructed to support in the acquisition of an industrial property for a national storage company in Chesterfield, Derbyshire.


How We Approached The Project

The property comprised a two bay industrial/distribution facility finished to a high specification, extending to 102,515 sq ft to include the following:

  • 12m clear internal eaves height
  • LED lighting to the warehouse
  • 10 dock level loading doors (including 1 European height loading door)
  • 4 ground level loading doors
  • Sprinkler system (in racked)
  • Heating to part of the warehouse
  • Fitted office / amenity block, including canteen and locker room
  • Good sized external yard area
  • 61 marked car spaces

How We Achieved The Project

Following a successful negotiation Berrys secured the property on behalf of the client at a rent of £6.95 psf equating to £712,479.25 per annum on a 25 year lease term.
