We were approached by a client to secure an outline planning application for one dwelling with access considered on a 0.1ha site in Kettering town centre. The site was part of a larger 1.5ha site associated with a proposed outline planning application for three dwellings that was refused by legacy Kettering Borough Council, which went to appeal and was dismissed.
A planning application was submitted to gain outline planning consent for one dwelling including access adjacent to 14 Ostlers Way, Kettering.
Unfortunately, this application was refused on the basis that the scheme did not provide, a high-quality beautiful design. It was determined that this application would cause harm on the immediate surrounding character and landscape.
Following the refusal, Sean Bennett, Principal Planning Consultant at Berrys submitted an appeal application to the planning inspectorate.
The submission of the appeal detailed that the proposed development was consistent with the National Planning Policy Framework (NPPF) guidance and the local development plan policies. Furthermore, the scheme illustrated that the development would provide a modest desirable house type and improve and preserve the surrounding character within the conservation area.
We were delighted to be granted an approval at appeal by the planning inspectorate, allowing our clients to proceed with development.
