The land at Widemarsh Common was formerly the location of a public house which had previously suffered from dilapidation and a fire, leaving behind an unsightly dilapidated site. The site is in a prominent location on the entrance to the City of Hereford, and significantly detracted from the wider Conservation Area.
Berrys was initially approached for a review of the site following numerous failed planning applications by previous agents. Previous applications had failed principally due to concerns that designs would adversely affect the Conservation Area, and that noise from a nearby road would have a detrimental effect on future residents. Berrys Planning and Architectural teams carried out a detailed review of the site, concluding that the issues raised previously were resolvable with the provision of appropriate information.
Following a pre-application enquiry with the Local Planning Authority, Berrys prepared and submitted a full planning application for the erection of a high quality six-unit apartment block.
By working proactively and positively with the local authority planning team, we were able to overcome these constraints, and produced a design which was commended by the Councils Conservation officer. The approved development will have a positive contribution to the wider conservation area, and bring the site back into a viable use.
