We were approached by a client to secure planning permission for the retrospective change of use of an agricultural holding to a livery yard in Rutland.
This development is situated within the picturesque setting of a Grade II listed, early 19th-century double-fronted farmhouse.
The equestrian use was originally initiated in the summer of 2020 to diversify and supplement farm business earnings while addressing local needs during the Covid pandemic. Since then, it has steadily grown to its current operations, which include a dedicated manager and two casual workers.
The approved proposal permits the site to be utilised for equestrian purposes including fully serviced livery for 25-30 horses, ensuring the retention of the existing horse arena and walker. We look forward to the continued success of this site, now supported by the correct regularisation from the approved planning application.
