Wappenshall Sustainable Urban Extension, Telford.

This is an ongoing initiative to promote a new community of 3,000 homes and 44 hectares of employment land through Telford and Wrekin Council’s local plan process. If allocated, it would be the largest development site anywhere in Shropshire.


How We Approached The Project

The site lies to the north of the town, on land that has long been considered for development. At almost three miles across, it has the potential to provide a whole new community with its own schools, local centre and bus network.

The landowners and their agents have been working with the Council for three years to shape a masterplan for this community, with a view to the site being allocated in the local plan when it is adopted in 2026/27. The developer group we are part of is very active and meets weekly to drive the project forward.

The site has been included in the Regulation 18 version of the Telford local plan, published in October 2023. Berrys took an active role in the public engagement that followed this publication, manning stands at exhibitions and representing the developer group at meetings with parish councils.

In addition to our steering and engagement role, we have also delivered a heritage assessment of the site and mapped the agricultural land classification.


How We Achieved The Project

As part of the developer group, we have worked hard to stay ahead of the curve, preparing a masterplan well ahead of any future planning application and taking every opportunity to meet and work with local interest groups. Our positivity has led to an excellent working relationship with the Council’s planning officers. We are now working with these officers to take the site through the remainder of the local planning process.
