Land Identified for Housing Development Near Northampton

Berrys has successfully promoted a chunk of land near Northampton for development on behalf of its clients as part of the West Northamptonshire Strategic Plan (WNSP). 135ha of land north of Northampton was identified for around 3,000 dwellings and associated infrastructure, and a further 30ha of land for rural settlements from their diverse client portfolio.

West Northamptonshire Council (WNC) made the call for development sites in July last year (2021) as part of its assessment of developable land for the next strategic plan. The WNSP will set out a spatial vision for the area extended up to 2050, replacing the West Northamptonshire Joint Core Strategy.

Val Coleby, Partner and Head of Planning at Berrys’ Kettering office said: “The call for sites was the ideal opportunity to work with our clients identifying land suitable for development. The council was required to provide a range of smaller sites that could be deliverable within the short/medium term to provide housing. We hope the sites we have identified are successful, benefitting the local area as well as our clients.”

These successes are timely as the neighbouring North Northamptonshire Council (formerly Corby Borough Council, East Northants Council, Kettering Borough Council and Borough Council of Wellingborough) has just launched its call for sites. The cut-off date for submissions is Monday 25th April 2022.
