Rent Review Of Offices in Belgravia, London. 

Our client has a long lease on the offices at 5 Hobart Place and 28 Eaton Row, which they part occupy and part sub-let.


How We Approached The Project

They approached us to deal with the rent review negotiations after receiving a proposal from the landlord (The Grosvenor Estate). Belgravia is one of London’s office sub-markets and the property is close to Victoria Railway Station.


How We Achieved The Project

Using our knowledge of this office market, analysing the lease, and identifying the drawbacks of the office accommodation we put forward a strong case to support our opinion of the current market rent. This enabled us to persuade the landlord to accept a rent, some 10% lower than the landlord’s original rent proposal.
