A building survey is a detailed inspection of a property, which aims to identify any defects or issues that could affect the value of the property or the safety of its occupants. A building survey is often necessary when purchasing a property, especially an older property or one that has had significant alterations or additions. It can also be useful when planning renovation or repair works.

The two most common types of building surveys are the HomeBuyer Report (Level 2) and the Building Survey (Level 3 – previously known as a Structural Survey). The HomeBuyer Report is a less detailed survey suitable for modern properties or properties in good condition, while the Building Survey is a more comprehensive survey and therefore suitable for older or more complex properties.

Dilapidations are breaches of repairing obligations contained in a lease. When a lease is coming to an end, the landlord will usually carry out a dilapidations survey to assess any repairs or alterations that need to be made by the tenant before they leave.

The tenant is responsible for dilapidations. They must repair and maintain the property during the lease term, and carry out any repairs required by the landlord at the end of the lease. If the tenant fails to do so, the landlord can claim damages to cover the cost of the repairs.

A Schedule of Condition is a detailed recording of a property’s condition. This is usually retained for use at a future time to establish the previous condition of the premises in case of a dispute, such as in dilapidations or Party Wall claims.

A Party Wall Award is a legal agreement between two or more neighbouring property owners who are carrying out building work that affects a shared wall, boundary or structure.
