Boundary Dispute Resolution.

An accurate survey was required of a boundary between two residential properties.  A problem had arisen over boundary positioning due to the apparent movement of the existing hedge over the past 120 years.  As our survey plans could form the basis of legal evidence, it was required to be carried out by an RICS qualified land surveyor, which Berrys have in-house.

The challenge was to piece together relevant historical information and the current layout of the boundary features.  A topographic survey was carried out using GPS and electronic theodolite.  This survey was overlaid as a comparison with current Ordnance Survey mapping.  When the OS mapping was found to be too inaccurate for the purposes of the investigation, the surveyor turned to a copy of the historic Deed plan from the year 1892.  The Deed plan had a scale bar and building reference points still in existence on the ground today.  Therefore, it could be scanned and best-fit to the current survey.

The Deed plan indicated the original boundary was intended to be a straight line.  The position of this line could be interpreted on the current survey.  Therefore, comparison with the current hedge alignment could be indicated by way of dimensions from the originally intended straight line.
